Invitation to Bid: Make Ready Renovations for Apartment Complex in Antioch, TN


Project Overview: Harvest River Partners is seeking bids from qualified subcontractors for make ready renovations at an apartment complex located in Antioch, TN. This comprehensive 12-month contract will encompass a variety of renovation tasks aimed at preparing units for new tenants.


Scope of Work:


  • Drywall Repair: Patching and fixing any damages to walls.

  • Painting: Ceiling and walls will need to be painted. Paint will be provided by the client.

  • Carpet Installation: Subcontractors must include carpet supply and installation in their bids.

  • Flooring: Installation of glue down vinyl plank flooring, to be included in the bid.

  • Formica Countertop Installation: Countertops will be supplied by the client.

  • Tub Refinishing: Refinishing work as needed in bathrooms.

  • Plumbing and Light Fixture Installation: Fixtures will be provided by the client.

  • Cleanup: Complete cleanup after job completion to ensure units are move-in ready.


As part of the renovation project, subcontractors will be working on various unit types within the apartment complex. Below are the specifications for each unit type:


  • 1 Bedroom Units:

    • Size: 801 square feet

    • Layout: 1 Bedroom, 1 Bath


  • 2 Bedroom Units:

    • Size: 1,085 square feet

    • Layout: 2 Bedrooms, 2 Baths


  • 3 Bedroom Units:

    • Size: 1,337 square feet

    • Layout: 3 Bedrooms, 2 Baths


These unit specifications are provided to assist subcontractors in preparing accurate bids and understanding the scope of work for each type of unit.


Proposal Details:


  • Workforce Expansion: We are actively seeking additional crews to effectively manage the workload and meet project deadlines.

  • Bid Requirements: Bids should be submitted for labor only and must include an allowance for materials as specified by the client.

  • Background Checks: All new subcontractors must pass a comprehensive background check as part of the pre-qualification process.


Bid Submission Guidelines: Interested subcontractors are invited to submit their bids by 5/13/2023. Bids must comprehensively address the scope of services required, including all labor and specified materials (carpet and vinyl plank flooring). Paint, fixtures, and countertops will be provided by the client and should not be included in the bid for materials.


Contract Term: The duration of the contract is 12 months, with potential for renewal based on performance and project requirements.
