The "One-Time" Close

What is a “One-Time Close” Construction Loan?

This loan finances both your build and mortgage in one step. You’ll close once, make interest-only payments during construction, and when your home is complete, it automatically converts to a regular mortgage.

Primary Home

You can finance up to 95% Loan-to-Value for your primary residence.

Secondary Home

For secondary residences, you can go up to 90% LTV with additional restrictions.

Loan Terms

Up to 30 year term, fixed or adjustable rate.

Loan Amounts

Liberty FCU offers loan amounts up to $2 Million.

We’ll organize your updated financial information, details about your new home project, and order the appraisal.

Underwriting

Our team will review and verify everything for your construction loan and issue an updated approval. (Tip: Send us any additional documents quickly so we can keep things moving and schedule your pre-closing call.)

Get Insured

Choose either a Homeowners Insurance Policy with a new construction endorsement, or a Builder’s Risk Policy through your preferred insurance provider.

Pre-Closing Call

We’ll schedule a call with you to review final costs, go over your estimated closing funds, and explain what to expect while your home is under construction.

Closing & Construction 

You close on your home and construction begins! You’ll get 24/7 access to track your home’s progress and bi-weekly inspection updates.

Welcome Home

Once construction is complete and your home receives a Permanent Certificate of Occupancy, we’ll finalize your loan documents and get you ready to move in.
